Four things to check on every broker

Active broker authority
The MC number must show active property-broker authority — not just carrier authority.
BMC-84 or BMC-85 on file
The $75,000 bond or trust fund is what you can claim against if the broker doesn't pay.
Authority age
Very new authorities aren't bad by default, but most double-brokering scams use them.
Revocations and bond gaps
Repeated revocations or lapsed bonds are a warning sign about payment reliability.
